Vacant property security & safety is at the heart of everything DEX Property Management does and we follow a comprehensive Empty Property Safety Management Plan on all the buildings we manage.
To maintain high standards throughout the properties we manage we work with a team of knowledgeable and qualified professionals. Together we compile a comprehensive vacant property security and safety management plan that takes into account the safety of our Property Guardians, the buildings they secure and all our staff, contractors and stakeholders.
As part of our comprehensive vacant property security & safety management plan, we are able to provide our clients with the following assessments and certification;
DEX works closely with Fire Brigades across the UK, and all our properties have a full fire risk assessment completed, in line with the Regulatory Reform (Fire Safety) Order 2005, before Property Guardians move in. Once complete, contractors, staff and most importantly Property Guardians are made aware of any risks that have been identified.
DEX then put in place and maintain, appropriate fire safety measures. This includes plans for the unlikely event of an emergency and providing Property Guardians and staff with fires safety instructions. In addition, all properties have appropriate fire extinguishers, fire alarms systems and visible safety signage in place at all times.
Monthly inspections are carried out by a senior member of DEX’s Property Management Team to make sure all fire escapes are clear, alarms are working and Property Guardians are adhering to all safely procedures.
DEX Property Management carries out Gas Safe certification, by Gas Safe engineers, on an annual basis for every gas appliance within a property. Appliances, pipework and flutes are checked and maintained to ensure they are safe and meet all certification and guidelines. All works are carried out by certified, Gas Safe registered engineers.
All electrical work is completed with certified electricians and all works complies with BS 7671 wiring regulation. All DEX appointed electricians are able to provide Building Regulation Compliance Certification on the works that they carry out.
PAT Testing is carried out on electrical appliances in our properties by our team of competent, fully trained contract workers. All work is carried out in line with The Electricity at Work Regulations Act 1989, which requires all electrical equipment to be maintained and in safe condition.
DEX Property Management are able to provide Legionella testing in line with ‘Legionnaires Disease: The Control of Legionella Bacteria in Water Systems Approved Code of Practice’ and HSG274 guidance.
Asbestos surveys can be carried out by our qualified to BOHS certified contractors. Under regulation 4 “The Duty To Manage’ of the Control of Asbestos Regulations (CAR) 2012” we fulfil our duties and frontline staff receive asbestos awareness training.
24 Hour Emergency Safety
DEX has a 24 hour, emergency line that is given to all Property Guardians, one of our Property Managers is always contactable if there is an emergency. If something was to go wrong at a property, such as a burst water pipe, then our Property Guardians are able to report this, at any hour. If the repair is deemed an emergency, one of our subcontractors will be sent to the property to make good the repair immediately.
