Guardian FAQ

Here are a few questions we often get asked by our property guardians. If you can’t find the answer you are looking for please contact us directly, a member of the team will happily help.

We protect properties for varying amounts of time, but we rarely take on properties for less than 6 months. Most of our properties are under our management for at least a year and some we have had for 7 years and counting!

However, as the notice period is 28 days, we can only guarantee the property will be available for 28 days at any time.

All of DEX’s properties are safe to live and will have met, and in many cases, exceeded property standards.

They will all have running water and electricity and facilities to cook & clean. All our properties will have white goods including a fridge, oven and washing machine.

Most are properties are unfurnished, but do have white goods including a fridge, oven and washing machine.

We have had lots of experience in helping guardians find furniture and always recommend guardians look around local charity shops, freecycle websites or speak to their fellow guardians to see if they have anything they no longer need.

We often find that guardians like to use furniture to make their personal space their home, but this doesn’t need to break the bank.

We also ask that you check with your guardian manager before you make any cosmetic changes to a property, but yes, in most cases yes you can decorate, as long as it doesn’t include any structural changes.

Sometimes a lick of paint, or hanging some nice pictures can help transform a room into home.

In many cases you will have your own individual facilities, but in some of our larger, house share properties you would be sharing facilities with fellow guardians - however, no more than 5 guardians would share a kitchen or bathroom facilities.

We have a range of property to suit everyone’s requirements, some guardians like the communal living side of guardianship, some prefer more privacy – we cater for all.

As a property guardian you are expected to live in and care for the property, on a full-time basis. You will be expected to keep the property clean and tidy and report any maintenance problems to DEX Property Management. On occasion you might be asked to provide access to third parties or contactors and help with viewings of potential new housemates.
In some of our properties we do allow couples to live together, but you will both need to go through our application and vetting process. You will both have to pay your own fees and deposit.
We don’t accept pets in any of our properties – sorry.

Yes, you are still free to go on holidays, but we would ask that you inform your guardian manager two weeks prior, so we can ensure the property remains secure, especially if you are living alone.

Smoking is not permitted in any of our properties. If you need to go out of the property to smoke we ask that you use designated areas and respect local neighbours and always keep noise to a minimum.
Yes, you are still able to be a property guardian if you are self employed – in fact many of our guardians are. All that we ask is that you can prove you are able to support yourself financially and that you pass our refence checks which are carried out by a third party reference provider.

This depends on the property, so it is always worth checking with your guardian manager before you move in. In some cases, utilities and council tax are included in the monthly fee, but in some cases the guardians are expected to register to pay for council tax/utilities themselves. Your guardian manager will be able to advise further.

In most DEX properties you will be required to set up and pay for your own wi-fi.

Before moving into the property we need to take a security deposit, which is 5 weeks licence fee. In addition, you will also need to pay the portion of your licence fee to cover the current month.
The majority of our guardians are aged between 22-35, but we accept anyone over the age of 18 as long as they meet DEX’s other guardian requirements.

If the property owner needs their property back, we will give you at least 28 days notice – although this is often longer. Guidance and support will be provided to ensure that requirements for moving out are clear and we always try to offer alternative properties to guardians. Should you need to move out we will make it our priority to find you a new property and help move you into a new home.

You will then need to vacate the property, along with all your belongings within that 28 days period.

The property will then be subject to an inspection and, if the property is fully empty and left in a good condition, you will receive your deposit back.

Property guardians are able to hand in their notice at any point, that’s one of the advantages of property guardianship – it’s very flexible. All that we ask is that you give us 1 calendar months’ notice from that last day of your license fee period.
If the time comes that you want to stop being a property guardian with DEX you simply need to contact your guardian manager and activate your notice period. You will then need to vacate the property, along with all your belongings before the end of the notice period. The property will then be subject to an inspection and, if the property is fully empty and left in a good condition, you will receive your deposit back.
We carry out reference checks using a third party provider. They will run checks against… - Credit checks - Employment references - Previous landlord - Identity - Right to rent checks
