What is Guardianship

We take on empty properties, often in great locations and convert them into unique, habitable living spaces.

These buildings can be anything that is suitable to be used or converted into appropriate accommodation. Our properties range from self-contained flats and houses, through to former schools, stately homes and even police stations.

By living in these buildings, guardians provide live-in security to the property owner, in return for affordable, flexible accommodation.

Responsibility of Property Guardians

Property guardianship is slightly different from traditional renting, as the primary role is to protect the property from anti-social behaviour and keep an eye out for maintenance issues. By simply living in the building you will be doing this, so it doesn’t mean you need to be there 24/7, but it does mean we are looking for reliable and flexible guardians who will take care of the property.

The buildings that property guardians protect are incredibly varied. Our traditional shared properties offer communal living, in buildings ranging from care homes, offices, pubs and schools. But we understand shared living isn’t for everyone. That’s why we also offer a wide range of self-contained houses, flats and studios.

Difference Between
Property Guardians and Tenants

Property guardians are entitled to the same legal protection as tenants in regards to health and safety, fire and HMO legislation.
They are also protected by the Protection from Eviction Act. The two key legal differences between Property Guardians and tenants are: notice period (property guardians have a 28 day notice period) and non-exclusive possession of the property (DEX Property Management, property owners or their representatives can access the property at any time).
