DEX Property Management offers a full vacant property management solution, while our Property Guardians are securing an empty property. From large scale commercial projects through to smaller residential properties, DEX takes the headache out of the daily management of vacant property.
No weekly management fees or hidden charges. We cover the cost of the fit out of the building prior to our Property Guardians moving in and we take the daily administration and burden of vacant property building management. This frees up Property Owners time for more important things like the sale of the building, developing regeneration plans or the management of other properties that are still in use.
DEX’s in-house property management and maintenance teams are able to offer a full end to end solution for all your vacant property needs. We take great care of the properties we secure and our comprehensive Property Guardian service includes monthly inspections, carried out by trained inspectors, with all information detailed in a monthly inspection report.
Health & Safety
Before we take over the management of your empty property, we ensure that all health and safety, environmental and security issues are managed, and we complete a comprehensive Safety Management Plan. This can include;
- A full fire risk assessment, undertaken by one of our accredited contractors
- Electrical testing to NICEIC standards
- Legionella testing
- Asbestos testing
- Gas testing (including gas boiler testing), undertaken by one of our accredited contractors
DEX’s in-house team are able to turn most properties into habitable spaces for Property Guardian to live. All that we ask is that a building is able to provide running water and electricity and that the property is water and windproof. DEX will do the rest.
Many of our commercial buildings are not set up for residential use, so DEX will install temporary facilities, including shower pods and portable cooking appliances. These are all temporary and will be removed before the property is returned. This is often done at zero cost to the client and our experienced team will aim to get most properties fit for guardians within 10 days of inspection.
Change of use consent will not be necessary because your building still retains in its original use. It is just being protected by Guardians during the vacancy period pending sale, lease, conversion or demolition.
Monthly inspections are carried out on your property, by a senior member of DEX’s Vacant Property Management Team. We provide property owners with a bespoke, monthly inspection report as part of our comprehensive management service.
Regular inspections ensure all safety procedures are being adhered to and any maintenance issues are highlighted. All minor maintenance and ground maintenance work is carried out by DEX property Management, in the majority of cases at no cost the Property Owner.
In House Maintenance
DEX is responsible for day-to-day and reactive maintenance of the property while it is in our care. While major elements of work would remain the responsibility of the owner, DEX have an in-house maintenance team on-hand to carry out daily maintenance tasks. Where necessary DEX will utilise approved contractors to carry out specialist work, although we always take care to seek permission from the client before doing so.
All Property Guardians are given access to DEX’s 24-hour phone number and one of our Property Managers is always contactable if there is an emergency. If something was to go wrong at a property, such as a burst water pipe, then our Property Guardians able to report this, at any hour. If the repair is deemed an emergency, one of our subcontractors will be sent to the property to make good the repair immediately.
In larger, house share properties, DEX Property Management appoints Head Guardians. Head Guardians live in the property and their responsibilities are to keep a watchful eye on fellow Property Guardians, be the point of contact for organising maintenance work and access to the property. They report back to DEX on a weekly basis.
DEX Property Management are able to provide constant access to the property, helping to facilitate a more efficient planning and development process. If the client or one of their own contractors, agents or representatives wants to gain access to the property this is always facilitated.
All DEX Property Guardians sign a licence to occupy agreement, rather than a tenancy agreement, so we are able to hand back the property, fully vacant, within a 28-day notice period. We will ensure the property is made available to you in its original condition. In many cases the building will be in a better condition than when our Property Guardians initially moved in.
We have a close relationship with our Property Guardians and are in constant contact with them to ensure they are always fully aware of what is going on with a property. Our Property Guardians will have another property lined up for them, so vacant possession is assured.
