A Property Guardian is someone who occupies an empty building to help keep it secure. Basically, you get to live in a unique space—often in a great location—while paying less than what you’d usually find on the market. Also, you help us by reporting any maintenance needs.

Typically, our guardian licence fee is approximately 30% less than renting. However, it depends on the property size, condition, location and other factors. For example, we have some rooms in house shares available for £360 inclusive of Council tax and utilities, to one-bedroom flats in Central London from £1,518 inclusive of council tax. Property guardians enjoy certain legal protections akin to those of tenants, particularly regarding health and safety standards, fire safety, and HMO (House in Multiple Occupation) regulations. They are also protected under the Protection from Eviction Act. However, there are key differences to note: guardians usually work under a 28-day notice period and have non-exclusive possession, which means that property owners or their representatives can access the property at any time. At DEX, our guardians are professionals. To be eligible you must meet the following requirements. 

  1. You must be at least 18 years old. 
  2. You must be employed full-time or self-employed (no guarantors allowed). 
  3. You should not intend to live with any children under 18 or any pets. 
  4. You must be reliable, trustworthy, and committed to protecting the property in which you live. 
  5. You should be open to living a flexible lifestyle as a Property Guardian. 
  6. You must agree to follow the terms of your Licence Agreement.

It’s simple. To become a guardian, follow these simple steps: 

  1. Visit the "Apply Now" page and fill in your details. 
  2. Our team will contact you to schedule a brief phone interview to gather more information and arrange a property viewing if you meet the criteria. 
  3. Once you find a property you'd like to secure, pay the holding deposit. 
  4. Our third-party provider will conduct final checks. Once these are completed successfully, you can organise your move-in date.

Yes, a holding deposit equal to 5 weeks' licence fee is required.

As long as the property remains under our management and you follow your license agreement, the duration can range from a few months to 8 years! 

We generally protect properties for varying lengths of time, but we rarely accept properties for less than 6 months. Most of our properties stay under our management for at least a year, with some having been with us for 8 years and counting. However, please note that the notice period is 28 days, so we can only guarantee that the property will be available for 28 days at any given time.

We require one month's calendar notice from the last day of your license fee period.

We will inform you straight away that your 28 day notice period has been activated. Our team will then prioritise you for any of our available properties and arrange viewings etc. We understand it is stressful and are here to support you.
